What landlords expect from you

Before you start searching, you need to know one thing: the landlord is in control. With dozens of candidates per property, the landlord decides who gets the key. And that choice is made based on a number of standard criteria. Whoever presents themselves best and inspires the most confidence wins.

Income requirements: the hard limit

The first thing every landlord looks at: do you earn enough? The standard requirements in the private rental sector:

  • 3x gross monthly rent: The most common requirement. For a property costing €1,200/month, you need at least €3,600 gross per month.
  • 4x gross monthly rent: Stricter landlords use this standard. The same €1,200 property then requires €4,800 gross.
  • Two incomes: If you rent together, both incomes are counted. This significantly increases your chances.
